LiftMaster Gate Motor Replacement: The North Hollywood Owner’s Guide

We replace LiftMaster gate motors throughout North Hollywood, and most installations run between $850 and $1,400 depending on the model series and whether the arm bracket and mounting plate survived. Same-day replacement is available when we have the unit on the truck, which we usually do for the common LA400 and LA500 series. Owners typically discover the motor has failed one of two ways: the gate hums without moving, or it moves six inches and reverses for no apparent reason.

Here’s what we’ve learned replacing these motors in North Hollywood driveways since 2014: the motor itself rarely dies quietly. It leaves evidence. Our job is to match the right replacement to your existing model line, wire it correctly, set the limits, and hand you a written price before the first tool comes out. That’s how Adrian Vance has run every job from the residential blocks near North Hollywood Park to the gated entries off Magnolia Boulevard.

Which LiftMaster Models This Applies To

LiftMaster builds gate operators across three main residential lines: the LA400 (single-swing arm), LA500 (dual-swing arm, typically for heavier gates or paired leafs), and the newer LMR series used on slide gates. The gate motor replacement we’re talking about here is the electromechanical operator itself, which on LA400 and LA500 units is an integrated arm-and-motor assembly. On slide-gate LMR units, the motor sits in the chassis and drives a chain or belt.

The compatibility gotcha worth knowing: LiftMaster changed the wiring harness connector on LA400 units manufactured after mid-2019. An older replacement board won’t seat into a newer motor housing without an adapter harness, and a mismatched pair will throw limit errors that look like a bad motor when the motor is fine. When we arrive for a North Hollywood replacement, we read the model label under the cover (it shows the exact LA-series number and manufacturing date) before quoting. That label check takes ninety seconds and prevents a misdiagnosis that would cost you a second service call.

We install OEM LiftMaster units when the warranty matters most, and we offer quality aftermarket equivalents for LA400 and LA500 series where the aftermarket part matches the OEM torque rating and duty cycle. We tell you which is which and price both in writing. It’s your call.

Signs Your LiftMaster Gate Motor Replacement Is Failing

Signs Your LiftMaster Gate Motor Replacement Is Failing
  • Gate hums but doesn’t move. The motor’s capacitor has lost its charge or the internal gear has stripped. On LA400 units, this is almost always the start capacitor, which is a fifteen-dollar part, but if the gear teeth are gone the motor assembly needs replacement.
  • Gate opens partway and reverses. The obstruction sensing reads resistance as a blockage. On an aging motor, reduced torque can trigger this even when nothing is in the gate’s path. If resetting the limits doesn’t fix it, the motor’s output stage is fading.
  • You hear grinding from the arm housing. That’s the internal gear train. Once those nylon gears start to shear, the motor will still spin but the arm won’t translate that rotation into movement. This is the most common failure mode we see in North Hollywood after several years of daily cycling.
  • Motor runs but the gate drifts closed on its own. The motor’s internal brake has worn. On swing gates, this is dangerous: a drifting gate can pin a person or vehicle. We treat this as an urgent repair.
  • Intermittent operation, especially after rain. Moisture ingress through the seal on the arm housing corrodes the limit-switch contacts. Coastal fog and winter rains in North Hollywood accelerate this. It’ll work on dry days and fail when the air is damp.

Replacement Cost & What’s Included

Here are our installed price ranges for LiftMaster gate motor replacement in North Hollywood, quoted in writing before any work starts and locked once you sign:

Replacement Type Installed Price Range
LA400 single-swing motor assembly (OEM) $850 - $1,050
LA400 single-swing motor assembly (aftermarket equivalent) $700 - $900
LA500 dual-swing motor assembly (OEM) $1,100 - $1,400
LMR slide-gate motor replacement $1,200 - $1,500

Every price includes the part, removal of the old motor, installation, limit-switch setting, force adjustment, and a full cycle test. What drives the range: whether the mounting bracket is intact, whether the gate leaf itself is balanced (an unbalanced gate stresses a new motor and voids its warranty), and whether we’re also replacing the arm linkage. You get the written number before we begin, per Haven Standard Clause 1, and the work carries our 365-Day Done Right Promise. If the replacement isn’t right within a year, we make it right at no charge.

DIY or Call Us?

What you can safely do before calling: confirm power at the outlet, check that the breaker hasn’t tripped, and look for obvious physical damage to the arm. That’s useful information for us, and it costs you nothing.

What we don’t recommend: opening the motor housing. A LiftMaster gate motor contains a charged start capacitor that can deliver a serious shock even with the unit unplugged, and the limit-switch assembly inside is set to within a degree or two of travel. Get that wrong and the gate will slam past its stops. We’ve rebuilt LA400 units in North Hollywood where someone opened the cover, touched the capacitor, and left the limit cam four teeth off. The resulting gate rebuild cost more than the motor replacement would have.
