Swing Gate Motor Replacement on a Worn Arm Bracket
The problem: a FAAC 402 operator had been bolted to a rusted arm bracket on a steel tube gate off Vineland. The weld at the bracket had cracked twice before, so the gate would open halfway, stall, and grind the gears. We removed the old motor, cut out the failed bracket, welded in a thicker plate, then mounted a new LiftMaster swing operator matched to the gate’s weight. Before we left, the customer had a photo of the old cracked weld, the new plate before paint, and the final installation. Price was written and agreed before any work started, per Clause 1.
Slide Gate Off Track on a Cantilever Rail
The problem: a 24-foot cantilever gate serving a small apartment lot had jumped its rear roller carrier. The gate sagged six inches at the lead end and chewed through the nylon rollers. We lifted the gate with a jack, replaced both roller carriers, dressed the rail, and reset the track spacing so the gate rides flat. The photo record showed a level laid across the rail before and after. We also found the chain tensioner was loose and noted it in the written job file rather than waiting for the chain to skip.
Broken Gate Wheel on a Double Swing Driveway Gate
The problem: one leaf of a double swing driveway gate had dropped because the caster wheel under the lead edge had broken at the stem. The gate dragged across the concrete, and the hinge pins were taking the weight. We replaced the wheel assembly, adjusted both hinge shoulders, and set the leaf height so the two gates meet evenly at center. The before photo shows the gate resting on the ground; the after photo shows the wheel off the concrete by a half inch and the latch aligning cleanly. Adrian Vance walked the customer through the photo log before the team packed up.
Gate Opener Control Board Fried by a Power Surge
The problem: a BFT sliding gate operator took a surge during a Santa Ana wind event and the control board stopped responding. The gate was stuck open, which for this homeowner meant the side yard was exposed to the street. We tested the incoming power, confirmed the board was dead, and replaced it with a matching BFT board rather than steering them to a full operator swap. The new board’s limit settings were re-learned, tested through five cycles, and photographed with a written note of the dip switch positions. A live person answered when the customer called, and the repair was completed the same morning.
Welded Repair on a Bent Gate Frame Corner
The problem: a delivery truck clipped the corner of a steel pedestrian gate, twisting the top rail and splitting the corner weld. The gate still closed, but the frame was compromised and the pickets were pulling. We cut out the bent section, welded in a new piece of matching 1½-inch square tube, straightened the pickets, and ground the welds flush. The gate closes square and latches without effort. The photo record shows the cracked corner before cutting, the new steel in place, and the primed repair.
Photo Eye Misalignment Causing Gate Reversal
The problem: the gate would reverse midway through closing and stay open. The photo eye, the infrared beam that stops the gate if something crosses the path, was misaligned by roughly two inches after a lawn crew bumped one of the posts. We re-aimed both sensors, tightened the brackets, and verified alignment with a level and a test block. The before photo shows the misaligned beam aim; the after shows the sensors locked on. The customer got the full photo log, including a note on the measured offset before the adjustment.
